The housing market is a complex beast, and the current state of home loan rates is a prime example of why. While the Reserve Bank is widely expected to keep the official cash rate (OCR) on hold this week, the reality is that interest rates for home loan borrowers are far from stable. The two-year special rates have risen from a trough of 4.5 percent to about 5.2 percent, but according to Koura Wealth founder Rupert Carlyon, this is still not enough. He argues that the wholesale rates have gone up by almost 100 basis points, but mortgage rates have only increased by about 20 basis points. This disparity is a result of banks wearing lower margins, which they are not keen to maintain for long periods. As a result, Carlyon predicts some "pretty hefty rate rises" for mortgages, even without the OCR increases. This is a critical point, as it highlights the disconnect between wholesale and retail rates, and the impact this has on borrowers. The situation is further complicated by the fact that global bond markets have been very skittish, with the local one-year wholesale or swap rate spiking up to 3.28 percent last week. This volatility makes it difficult to discern a clear trend, and adds to the uncertainty surrounding the Reserve Bank's response to the Middle Eastern conflict. Mike Jones, chief economist at BNZ, agrees that there is upward pressure on retail rates, but also points out that fixed mortgage rates may not have a whole lot more to rise this year. This is because the expectation of three Reserve Bank rate hikes has already been built into market rates as they stand. However, this does not mean that borrowers are in the clear. In fact, the opposite is true. People are starting to fix their home loans for longer terms, with significantly more going into two and even three-year fixes. This is a smart move, but it also means that the mortgage rate curve is significantly higher than it was six months ago. The implications of this are far-reaching, and it is important to consider the broader context. From my perspective, the housing market is a microcosm of the larger economic landscape. It reflects the underlying trends and forces that are shaping the economy as a whole.
